In our past experiences of working with various real estate agents we have been consistently disappointed with what appeared to be a lack of care and attention to detail that you would expect from somebody handling such a large transaction on your behalf. When buying with others, we felt that we were doing most of the legwork and when selling a property it felt like there was little guidance behind the pricing that was set and no selling strategy whatsoever. As a result, we had never used the same individual more than once as we continued to search for the right partner with each new real estate transaction.
We knew that we had found a different kind of team from the first time the Becketts stepped into the home we were planning on selling. Opening every drawer, looking at every aspect of the house, taking pictures and making notes…it was clear they were prepared to do their homework. After the initial viewing of the home we met for several hours reviewing the incredible amount of data they have available to them to set an appropriate selling price based on historical figures, the inventory currently being offered in the market, and the optimal price range for our target customer. There was no doubt about the reasonable selling range we could expect based on all of the information made available to us. We determined a price that was above our initial estimate and received multiple offers which allowed us to sell above our asking price along with tactical guidance from Team Beckett on how to handle each offer. We have no doubt that based on the initial feedback of other real estate agents we had talked to that we would have left at least $50,000 (12%) on the table had we not proceeded with the Becketts.
Team Beckett also took care to walk us through all potential safety, legal and procedural matters so that we had full confidence that we wouldn’t be met with any surprises. They even returned a small portion of the commission that was not spent on the anticipated marketing costs which resulted in them being one of the most competitive agents we have worked with!
We will no longer use anybody else and will insist that those we care about call Team Beckett before listing or looking for a home in Oxford County.

Real estate is actually more a battle than a business. Doing it yourself is like going unarmed and a poor agent is just as bad. Terry and Sheri are the equivalent of having a commando team protecting and fighting for you. They take their business seriously and are better prepared at all times. They will out research and out negotiate the other side every time. Even when put in a position of thinking on their feet they will ask the right questions and get the right answers. We knew more about the house than the listing agents and even the home inspection showed no surprises Terry hadn’t already caught. They are just that good.
Some agents may not be worth their commissions. I have to say in all honesty I really believed that was always the case. Terry and Sheri proved me wrong. The advantage they provided having them on our side proved well worth it. I would and have highly recommended them to others looking to win the real estate battle with fewer bruises . Joyce worked closely with us over several months, helping us negotiate the purchase of anew home (presently being built) and the sale of our current home (currently being packed!).
After we decided to work with a builder on our new home, Joyce accompanied us to meetings with the builder and kept very detailed notes that assisted with drawing up the final contract.
After our offer was accepted and we were preparing to put our current home on the market (as well as pack for a family vacation), the builder contacted Joyce to inform her of a problem with building the home we wanted on the lot we selected-it was not going to work. First, Joyce showed us a number of homes in our area that had recently sold, as well as homes that were listed but had yet to sell, to assist us with establishing the price we felt reflected the value of our home.
Second, Joyce arranged for a complimentary pre-sale home inspection, allowing ample opportunity for us to fix any noted deficiencies.
Third, a Stager, that is affiliated with Joyce’s team visited our home and sent us a report with specific suggestions for how to organize and decorate our home to optimize the presentation of the property.
Fourth, Joyce contacted a cleaning company for us and provided them access to our home prior to it being available for showing to prospective buyers while we were away on family vacation.
Fifth, Joyce kept in close contact with us via email and phone while we were away on vacation, providing feedback on the open house and other showings (the house was shown about 80 times in a week). She also checked our mail for us while we were away.
Sixth, after the sale of our home (after being on the market for about 2 weeks in total) Joyce and her team have provided a great deal of useful information to assist with the closing and our move.
